Maryland Mortgage Program
The state's own first-time buyer program. Zero-interest deferred assistance — the 1st Time
Advantage 6000 line gives you a $6,000 second loan for down payment and closing costs, with no
payments until the first mortgage ends. Other lines cover 3%, 4% or 5% of the loan.
Counties add money on top of the state programs. Montgomery County offers deferred loans of up
to $25,000 for down payment and closing costs. Prince George's County runs its own program
through the county's Affordable Housing Corporation. Some employers match.
You do not need a Social Security number to own a home in Maryland. Buyers who file taxes with
an ITIN can qualify for non-QM programs, usually with 10% to 20% down and income documented
through bank statements or tax returns.

Do I need a Social Security number to buy a home in Maryland?
No. Buyers who file taxes with an ITIN can qualify for non-QM mortgage programs in Maryland. You will typically need a valid ITIN letter, a government-issued photo ID such as a passport or matrícula consular, 12 to 24 months of bank statements or tax returns, and a down payment that usually ranges from 10% to 20%.
How much money do I actually need to buy a house?
Far less than most people assume — but the exact number depends on which programs you qualify for. The Maryland Mortgage Program offers zero-interest deferred assistance of up to 5% of the loan, and some counties add their own money on top. In Montgomery County, eligible buyers can receive deferred loans of up to $25,000. The fastest way to a real number is a conversation, not a calculator.
What credit score do I need for down payment assistance?
It depends on the program and the lender, and it is more flexible than most buyers expect. Programs look at your full file: income, rent history, savings, and employment. If your credit is thin or bruised, that is a reason to plan — not a reason to give up.

Often, yes — but it has to be structured correctly and not every lender handles it. This is exactly the kind of question that is worth asking before you fall in love with a house.

How long does it take from first call to keys?
For most buyers, three to six months. The first month is usually paperwork, program applications and any credit work; after that, finding and closing on the right house. Buyers using ITIN financing and bank statement income should plan for a little longer, because more documents need to be collected.
